1305 Dwight-Nicholson House Remodel

1305 Dwight-Nicholson House is a boulder landmark building dating back to 1872.

While the exterior of the home has changed little since its colonial renovation in 1895, little of the inside resembles the original structure. When we found the house in 2002, it was running as a bed and breakfast. The 3200 square foot structure housed 8 bedrooms, 8 baths, a mini kitchenette, small sitting room, and laundry and was surrounded by concrete parking. Given its size, and the number of rooms the house felt like a dark maze.

We immediately fell in love with the building, but new we had to completely change the interior. We removed most interior walls creating a grand room on the ground level with double glass doors opening to a private garden and outdoor eating area. We removed the parking lot and created a wonderful outdoor garden (unique for being located down town). We fixed several major structural issues (for example the floor joists actually ran in different directions.) We created a new chefs kitchen with a front cooking area and back “slop” area, a new master bedroom and bath with large double doors opening to a private deck, new stairways, and added new flooring throughout.

I also renovated the original carriage (one of the oldest structures in boulder) to use a studio.
